How an assignment unfolds
Four stages, one standard
From your first message to the signed report, each stage is governed by the letter of engagement and the CAREA code of ethics.
First exchange
You describe what you need. The Firm checks that there is no conflict of interest and sends you a fee proposal.
Inspection of the property
Once the letter of engagement is signed and the documents received, the expert inspects the property and records its characteristics.
Analysis
Legal status, local market references and appropriate methods: comparison, capitalisation, replacement cost.
Signed report
Delivery of the signed and stamped report, generally within 5 to 15 business days for a standard property in Antananarivo.

An expert accredited to the Courts and Tribunals is a professional officially recognised by the Malagasy judicial system to produce valuations and appraisal reports carrying evidential weight in court. Mr RABENIMANANA Normand has been registered with the CAREA since 1990; his reports carry the evidential weight granted to this status, their effect with regard to third parties being assessed under ordinary law.
The CAREA (Compagnie des Arbitres Rapporteurs et Experts Agréés) brings together the experts officially accredited by the Malagasy courts. Registration attests to the expert’s professional competence and to his adherence to the Compagnie’s code of ethics. Mr RABENIMANANA Normand has been a member since 1990.

The time required depends on the complexity of the property and its location. For a standard property in Antananarivo, allow generally between 5 and 15 business days from receipt of the signed letter of engagement and the necessary documents (land title, plans, schedule of condition...). For judicial appraisals, the time limit is set by the court’s order.
